Find Your Davie Neighbors

To learn who your Davie neighbors are, start with the shape of the block. Public parcel records can identify nearby lots and their owners, while town maps add neighborhood and boundary context. A voter-data request or permit search can add a narrow, dated clue, but neither creates a full list of people living at each home. Non-owner occupants, family members, and protected residents may not appear at all. Looking up Davie neighbors works best when each source answers one small question and owner names are never treated as a household roster.

Davie Neighbors Block Sources

The immediate-block method begins with public geography. A parcel map shows which lots touch, face, or sit near the starting address. The assessment roll then adds owner, situs, mailing address, exemptions, sales, values, and the folio for each selected parcel. A folio is Broward's parcel identifier. Other sources add only a limited layer: permits mark work at an address, a public voter extract reports releasable registered-voter rows, and the Town's association list identifies community contacts rather than residents.

The most common error is turning an owner field into an occupancy claim. A matching situs and mailing address plus a homestead exemption can support owner occupancy, but it is still not a list of everyone in the home. A different mailing address may identify an owner who receives tax mail elsewhere. Neither result identifies a non-owner occupant.

The BCPA Web Map accepts folio, owner name, or address. In address mode, enter the house number and street name while omitting direction and street type. The parcel panel can show Folio Number, Owner, Situs Address, Legal, use and millage codes, values, exemptions, two sale dates and prices, deed types, building area, effective age, and Neighborhood.

FieldUse on a Davie block
FolioKeeps each parcel distinct when names or mailing cities repeat
Situs addressIdentifies the physical location being mapped
Mailing addressShows where the owner receives tax notices
Homestead amountSupports, but does not prove, owner occupancy
NeighborhoodAdds an assessor grouping that may differ from an HOA name
Sale and deed fieldsHelp date a change before checking the recorded instrument

Use the same fields for each touching and across-street lot. A consistent worksheet prevents a large parcel, vacant tract, or common area from being mistaken for another household.

Map Davie Neighbors by Parcel

Keep the radius small enough to verify. The map's Collect Parcels tool can retain several selections, but export and screenshot behavior depends on the viewer. For a larger area, request structured BCPA data instead of assuming a hand-clicked set is complete.

  1. Locate the starting address in BCPA Web Map and confirm its situs address and folio.
  2. Zoom until parcel boundaries are clear. Click each touching lot and the lots directly across the street.
  3. Use Collect Parcels where it works, then record every selected folio in a separate list.
  4. Open the full property card for each folio. Compare owner, mailing address, homestead, and sales without labeling anyone a resident.
  5. Add Town GIS context and only then check permits, voter data, or an association contact.

A full road requires a different scope. Use the Davie street directory workflow when the aim extends beyond the immediate block.

Davie Neighbors Voter Data

Florida's individual Voter Information Lookup is an identity-gated status tool. It requires a first name, last name, and date of birth, so it cannot browse a block. The by-address route is a Broward Supervisor of Elections voter-list request. A database search costs $20, and files above 10 MB are delivered through Dropbox. An optional USB costs $6.

A delivered public file may include name, residence and mailing address, party code, registration status and date, precinct, districts, and election participation history. Participation shows whether a person took part, never how a ballot was cast. Social Security, driver-license, and Florida ID numbers are withheld. Protected residence addresses can also be removed.

Request tip. Define a short address range or small parcel set and ask for the data dictionary. The personal lookup is not a reverse directory.

Davie Neighborhood Contact Directory

The Town publishes a nine-page Homeowners Association List revised October 24, 2024. It gives association and management contacts, firms, addresses, phones, emails, and officer titles where supplied. It is not an HOA member list and does not identify who lives in each unit.

Forest Ridge Groups

Several Forest Ridge associations appear. Match the full legal association name before contacting one.

Western Davie Communities

Imagination Farms, Ivanhoe Waterford, Riverstone, and Whispering Pines are among the named entries.

Smaller Associations

Cheron Village, Honey Lake, Kapok Village, and Isla Merita illustrate the range in the Town list.

Some fields can be blank or stale. Confirm an association through Sunbiz and recorded declarations when legal identity matters. An officer or registered-agent address proves a filing role, not residence or ordinary membership.

Request Davie Block Records

Permit or neighborhood material that is missing online can be requested from the Town. The Davie Town Clerk's Office coordinates public records under Florida Public Records Law. State the exact addresses, record type, department, and date range. Ask first for inspection or native electronic delivery and a cost estimate.

The Town uses a four-day municipal schedule, Monday through Thursday. A focused request for permit cards, planning files, or an association document is easier to search and redact than a request for all records about a block.

Davie Neighbors Source Comparison

Official records and commercial neighbor tools serve different roles. Government custodians define the field, date, and source. Commercial compilations may merge old and current records, hide provenance, or join two people with similar names. Treat them only as unverified leads and never use one to work around a protected address.

Source typeStrengthMain limit
BCPA and Town GISCurrent parcel and boundary fields from official keepersOwners and land, not full households
SOE public extractDefined voter fields with statutory redactionOnly registered voters; protected rows withheld
Town HOA directoryNamed association and management contactsNo member roster; details may age
Commercial compilationMay suggest another search termCan be stale, merged, costly, or unclear

The date attached to each row matters. Assessment data belongs to a tax roll year. A deed has execution and recording dates. Permit records separate application, issue, inspection, and completion. Voter status reflects the elections system's latest update. A court docket separates filing from hearing and disposition. Avoid flattening these fields into one vague record date. Two sources can both be accurate while describing different points in time.

Davie Neighbors Document Context

A nearby parcel may lead to a deed, declaration, probate case, or other file. The Broward Clerk of Courts is the county court and probate keeper, separate from the Property Appraiser and recorder.

A court party name or association filing can explain a parcel event, but it does not prove current occupancy. Read the case role, filing date, and disposition before connecting it to anyone on the block.

Davie Neighbor Identity Limits

Vital records are not a tool for building a neighbor list. The Florida birth certificate program restricts birth records under 125 years old to eligible applicants and requires identity proof.

That official access page demonstrates why a person's presence in one public roll does not unlock private family facts. Death records without cause are public, while cause-of-death data is protected for 50 years.

Florida publishes its vital-record application forms for lawful certificate requests.

The forms spell out eligibility and order channels. They should not be used to fill gaps in a block search when the applicant has no lawful right to the record.

Privacy for Davie Neighbors

No public block source gives a complete household list. Utility and delivery customer data are not public directories. DMV addresses are controlled by federal privacy law. Voter files suppress protected rows and sensitive identifiers. Florida's Address Confidentiality Program gives eligible victims of domestic violence and stalking a substitute-address process, while section 119.071 and related laws protect certain officials, workers, and family members.

A blank result is a stopping point, not permission to seek concealed data elsewhere. Florida has record-specific protections rather than a broad power to erase every accurate deed or assessment. Corrections and statutory blocking requests belong with the original custodian.

Davie's postal and municipal geography adds one more limit. A mailing city of Davie does not prove that the lot sits inside incorporated town limits, and annexed land can keep another accepted postal name. The Town planning service publishes Neighborhoods, Annexations, Pre-Annexation Agreements, ZIP Codes, utilities, zoning, and other layers. Use those boundaries to identify the right records office. Do not use a ZIP label as a stand-in for legal jurisdiction or community membership.

Lawful use. Look up Davie neighbors for civic curiosity, reconnecting, or personal safety awareness. Florida law prohibits stalking, cyberstalking, threats, and repeated harassment.
